Quantum 56 – Phase I

Quantum 56 Phase I was named the NAIOP Industrial Development of the Year. Ware Malcomb provided civil engineering, land surveying and architectural design services for this 60-acre in-fill site co-developed by Hines and EnviroFinance Group (EFG). This project showcases the delicate balance between remediating contaminated soil and developing a Class A industrial distribution campus with 869,500 SF across six buildings. Beyond the remediation and industrial buildings, the Ownership team established a metro district and incorporated significant horizontal infrastructure including improved roads, curbs, sidewalks, storm water ponds, and an amenity tract that features a basketball court, plaza, open space, trees, and a picnic area.

Global Logistics at Cecil Field

Land planning, master planning, architectural design, existing conditions surveying, civil engineering, highest and best use studies services for the Jacksonville Logistics Airport and Cecil Commerce Center totaling 8,263 acres. The goal was to create a major multi-modal logistics hub at Cecil Airfield at the currently under-utilized former Naval Air Station. The master plan had to conform to existing infrastructure constraints and address considerable environmental development limitations that included a large scale conservation easement, wetland preservation and mitigation, as well as existing military use contaminated areas.

Douglas Park Medical Office Buildings

Master planning, architecture, interior design and civil engineering services for two new medical office buildings totaling 90,000 SF, featuring a shared outdoor amenity space. The first 40,000 SF shell & core medical office building accommodates the 10,000 SF Columbia Pediatrics, the 6,600 SF Long Beach Gastroenterology, and ambulatory surgery suites. The second 50,000 SF shell & core medical office building accommodates a variety of medical suites including the 11,500 SF Laser Skin Care Center, plastic surgery center, and pharmacy. Both buildings are designed to meet OSHPD-3 requirements.

430 Industrial Ave

Ware Malcomb provided civil engineering, permitting, architecture and interior design services for the redevelopment of a 120,000 SF distribution center. The project features 36-foot clear height, 20 dock doors and a 2,500 SF speculative office. This project was constructed of precast concrete panels and included demolition of an existing building.

Ware Malcomb also conducted storm water analysis for the site, which is adjacent to a regulated waterway. Because the site is in a flood hazard area, it needed to be elevated so the finished building floor would be above FEMA flood elevations. The site was raised 7.5 feet and required more than 100,000 yards of fill. To reduce the impact of compaction, the design team determined the best mitigation effort would be to add fill to the site eight months before construction began.
