Interior design and workplace strategy services for 18,000 SF San Diego State University Research Foundation office renovation. The original office space accommodated heads-down work for the entire staff. In this new space, only one third of the office was scheduled to be on-site each day, creating space for a new workplace strategy. We met with the SDSU leadership team to discuss their vision, goals and expectations and our renovation produced a new space with hotel desks, private and collaborative workstations and open creative seating. The space consists of one large, open collaboration area with smaller creative neighborhoods containing alternative workspaces. There are 78 heads down work stations for individual work, 16 pod-style workstations, four meeting booths, 20 private offices, 14 creative collaborative spaces and an alternative work lounge extending from the break room out into the open office space.

Full-service interior architecture, MEP engineering, and workplace strategy services for Intercontinental Exchange’s 272,000 SF corporate headquarters, supporting the company’s global financial operations. Located in a 14-story tower in Atlanta, the project was designed to reflect Intercontinental Exchange’s dual identity as a stable financial institution and a leader in technology-driven innovation. The workplace strategy emphasized flexibility and collaboration, incorporating social hubs and tailored work environments to support a wide range of teams, from executive leadership to software development. The design integrates traditional materials such as marble and wood with sleek, modern finishes to create a refined, future-ready aesthetic. All work was completed while maintaining full occupancy, with phased implementation to minimize disruption. The project was recognized by the ASID Georgia Chapter with multiple awards for design excellence, including honors for corporate interiors and custom product design, reinforcing Intercontinental Exchange’s position at the forefront of global financial markets.

The space was designed to support a dynamic free-address workplace strategy that fosters equity, employee engagement, and accommodates over 550 employees and guests across 43 departments. Key interior program elements include concierge services, a communal hub for dining and meetings, a dedicated technology center featuring a “genius bar” service desk, lounge, coffee bar, and workroom. The design emphasizes wellbeing, social connectivity, and seamless technology integration, creating an inclusive environment that supports collaboration and high-performance work. Reflecting Atlanta’s unique culture and CBRE’s brand identity, the final solution delivers a hospitality-driven workplace experience recognized with a Design Excellence Award from the American Society of Interior Designers (ASID), Georgia Chapter.

Interior architecture and design services for the new Ware Malcomb office in Vaughan, Canada. The 7,400 SF open concept office space is located in a 6-storey commercial building complete with a private outdoor patio and floor to ceiling windows throughout the entire perimeter of the space. The team wanted to increase the amount of natural light throughout the office, so closed rooms were limited. Private phone rooms were created to allow employees to have a quiet phone call or a space to collaborate with colleagues. Ware Malcomb’s corporate branding colours and graphics are incorporated throughout the office space.

The project involves consolidating two of Waterton’s offices into a single floor. Ware Malcomb conducted surveys and data analysis to arrive at ratios to determine Waterton’s new hybrid workplace environment after the pandemic. The project includes a variety of heads down work and social spaces including a unique “community room” concept where teams can gather when in person together at the office. These rooms included areas to collaborate in a variety of lounge settings and one interactive technology curved sofa area with bar seating behind for larger, more casual group meetings.

Interior design and branding services for a 7,000 SF fully-agile creative office space. The space is designed with a focus on a variety of places for employees and clients to meet, as opposed to dedicated personal offices or workstations.  A hybrid workplace, Kinnate encourages its employees to use the office for collaboration and save “heads-down” work for home. When in the office, employees can sit anywhere to plug in for short periods of time between meetings, and options range from lounge seating configurations to bar height seating. A small number of hoteling workstations are provided for employees visiting from other locations or team members working in the office for longer periods of time.

Architecture and interior architecture and design services for 40,000 SF tenant improvement of office and warehouse. ABM  wanted an alternative workplace strategy that could enhance their day-to-day operations. The result was a new open office environment that provided more flexibility in the workplace. Private offices were replaced with conference rooms and benching stations to promote collaboration while maximizing real estate potential.

The exterior design features contemporary materials and colors that give a sense of modernization unique to the surrounding area. The project included site plan modifications, structural upgrades, refloating both floors and revitalizing the main stairway to become a focal point of the office design. Other unique features include palm tree and bamboo gardens planted inside the office to add an element of nature to the indoor environment.

Full service interior design, workplace strategy and branding services for a 56,219 SF workplace organized into neighborhoods with a variety of spaces to support employees’ unique work styles and changing needs.

Toyota Financial Services East was designed to enhance the company culture and support both employee and business objectives. Thoughtful space planning, natural daylighting and views throughout the office, and sophisticated lighting solutions were incorporated into the design. Creating a connection between people and nature – known as biophilic design – was imperative. A green biophilia wall covers 28% of the first-floor lobby wall, and two 18-foot-long biophilia walls, comprised of 70% wood pieces and 30% greenery, are found on the second and third floors. Preserved moss on accent walls are visible across all floors, and a series of five nature-inspired art pieces are located throughout the office space in high-visibility areas.

Our in-house branding team designed a branded environment, signage and custom graphics with the main design objective to increase interconnectivity between floors to enhance collaboration. An open, sculptural staircase crafted of sustainable materials serves as the main connection between the levels. Each floor has a dedicated color scheme that gives identity to each team and is uniquely designed according to the necessities of the end users. The biophilic design was merged within the branded environment to foster positive emotions, mental restoration, visual comfort, creativity and productivity, stress reduction and overall well-being.

The project achieved a LEED v4 ID+C: Commercial Interiors certification.

Workplace strategy, interior architecture and branding services for TFS DSC West. Toyota Financial Services West is a 56,219 square foot workplace organized into neighborhoods with a variety of spaces to support employees’ unique work styles and changing needs. Focus zones, formal meeting environments and informal collaboration spaces provide flexible and dynamic options for various work types. The office contains individual seating for 300 employees and features exposed ceilings to facilitate an open, bright and functional space. Ware Malcomb utilized nature-inspired materials such as stone, wood and greenery for a coastal aesthetic, creating a biophilic connection between people and nature.

The Experience Center West project achieved LEED v4 ID+C: CI, Gold Level certification. Ware Malcomb worked in collaboration with Verde, the sustainability consultant, to execute strategic goals focused on minimizing waste and energy while maximizing efficiency and enhancing the health and well-being of employees and guests. Ware Malcomb’s in-house branding team designed a branded environment, signage and custom graphics for a curated tour path within the office for visitors and employees to experience a unique journey through the company’s sustainability history and mission.
