Architecture and interior design services for first generation improvement of a manufacturing building, which was significantly modified to support the first west coast facility for Stauffer’s, a cookie and cracker bakery. The overall facility totaled 202,000 SF, consisting of a large 125,000 SF ingredient storage, mixing, baking and packaging area with packaging mezzanine; 60,000 SF of high-pile storage warehouse and distribution; two-story office, QC, manufacturing office, boiler/compressor rooms, 8,000 amp electrical room, lunch and locker rooms totaling 17,000 SF, and an exterior silo farm. The project was coordinated with the equipment and food process engineer and required County Health Department approval.

The facility features a 98,085 SF freezer with approximately 71’ clear height and had a very narrow aisle racking layout with manned fork trucks, 27 cold docks, 48,572 SF warehouse with ambient air storage, and equipment mezzanine above the first floor office space. The 6,951 SF office area includes a reception area, 5 private offices, open office area, large conference room, meeting room, IT, shared break room, office toilets, warehouse toilets, QA/QC office, USDA office, truckers lounge, & truckers toilets.

The project included 2,182 SF of office, 2,837 SF of storage, 14,017 SF of fabrication space, and a 1,295 SF mercantile/tasting room. The project also includes an 8,743 SF liquid storage warehouse (barrel storage building). Leopold Bros. is a family-owned and operated small batch distillery in which environmental sustainability is a daily practice.

Fratelli Beretta Cold Storage

Architecture and interior design services for Fratelli Beretta’s new 190,300 SF U.S. headquarters and production facility, as well as a 30,000 SF expansion.

The build-to-suit facility includes office, residential space for executives and visiting guests, production, and storage. The interior of the offices, residences, and tasting room are designed with an Italian-influenced modern aesthetic consisting of polished concrete, white walls, white built-in storage furniture, Italian furnishings and full height glazed windows and doors.

The facility was constructed box-in-box with insulated pre-cast wall panel façade and interior insulated metal panel walls and ceilings. Fratelli Beretta processes specialty Italian meat products such as salami, sopressata, mortadella and prosciutto.

Architectural and interior design services for a new 175,000 SF cold storage industrial freezer storage facility with a 56′ clear ceiling height and custom build-to-suit bay spacing in the freezer space. The project included approximately 9,168 SF of office space. The project incorporates sustainable design features which include upgraded HVAC and low flow plumbing fixtures. The landscaping, which only includes native species, will not require an irrigation system. During construction a minimum of 50% of construction waste will be diverted from landfills and 10% of the materials used in the construction of the building will be regionally produced and manufactured. The interiors incorporate low-VOC materials and certified wood. The project has achieved LEED-NC Gold Certification.

FreezPak Elizabeth Cold Storage

Architecture and interior design services for a 140,000 SF build to suit industrial cold building for FreezPak, a Cold Storage Public Refrigerated Warehouse (PRW). The facility includes 66-foot clear freezer space with ASRS (Automated Search and Retrieval System) and VNA (Very Narrow Aisle) racking systems. It also includes an 80-foot clear span cold dock and an on-site hydrogen fueling system for the material handling equipment. The facility utilizes an ammonia-CO2 cascade central plant refrigeration system. Trailer parking is provided both on-site and on a dedicated trailer parking lot across the street.
