Interior architecture and design services for the public amenity spaces for a 160 unit apartment building. Ware Malcomb provided planning, design, design intent documentation, and limited CA services. Amenity spaces included a lounge, hospitality zone, co-working spaces, mail room, gym, pet spa, offices and lobby.

The client wanted to create a space that impacts the community and allows residents to work in different areas in the building. Unique wall coverings were used throughout the spaces, watercolors were chosen to connect residents to nature, making each space inviting for tenants and guests.

Ware Malcomb undertook the interior architecture and design for a 406-unit apartment community situated nine miles east of Downtown San Diego. The project involved reimagining various spaces, including a model unit, clubhouse, leasing office and exterior areas. To refresh the model unit, new more modern furniture and accessories were introduced. The main clubhouse, which houses the leasing office, lounge, fitness center, dog park, tennis court, BBQ area and several pools, also saw significant updates in color and storytelling about the local area.

A major focus of the project was on refreshing the furniture and accessories throughout the space, along with new paint, doors, lighting and flooring. The elevator cabs received updates as well. Outside, the addition of picnic tables, umbrellas and counters enhanced the usability of the BBQ area, dog park and tennis court.

Ware Malcomb provided architectural and interior design services for this Net-Zero, 44-unit multifamily apartment building in Oak Park, Illinois. Due to the community’s historic nature, much of Oak Park’s housing supply is not sustainable, lacks accessibility for older residents and is often expensive.

The new building is comprised of five wood frame stories over one precast podium with parking and lobby space. This project sets a new benchmark for future developments, targeting significantly lower carbon footprints, and using an estimated 42% less energy than comparable buildings. It features advanced construction techniques including a high-performance envelope, thermal bridging mitigation and optimized HVAC systems to achieve zero-energy standards.

Power production is provided by a unique solar panel array that doubles as a shade structure over the roof deck featuring stunning views of downtown Chicago and Oak Park. The solar panels create a dynamic rooftop environment, blending energy production and education with an attractive amenity. Twenty percent of the building’s units will be reserved for individuals earning at or below 50% of the area’s median income, while the remaining 80% will be rented at prevailing market rates. This mixed-income concept, coupled with the building’s NetZero design, is part of the developer’s commitment to developing economically diverse and sustainable housing for the region.

This project was selected as the winner of the 2025 Phius Passive Projects Design Competition, and upon final completion will achieve Phius ZERO.
