Vista Sorrento Labs

Ware Malcomb provided architectural and interior design services for Vista Sorrento Labs, a Class A life science facility. This ground-up redevelopment exemplifies the transformation of obsolete buildings into high-performance spaces that support the evolving needs of San Diego’s thriving life science community. A hospitality-inspired lobby welcomes tenants and visitors with a three-story open feature staircase, 16-foot deck-to-deck heights, 10-foot finished ceilings, and expansive floor-to-ceiling glass windows that flood the space with natural light. Column-free floor plates and 45’ x 33’ typical bay depths provide flexibility for a range of tenant needs. Amenities such as firepit lounge areas, outdoor conference rooms, and open-air workspaces take full advantage of San Diego’s mild climate to foster collaboration and creativity. The building is LEED Silver Certified, with design features including photovoltaic solar panels and 43 electric vehicle charging stations, supporting a commitment to environmental responsibility and sustainable design.

Oak Ridge National Laboratory (ORNL)

Architectural, interior design, and structural engineering services for a series of groundbreaking facilities at Oak Ridge National Laboratory, including the Multi-Program Research Facility (MRF), the East Campus Complex, and the Frontier Supercomputer, the world’s first exascale system.

The MRF spans 218,000 SF and was designed to support a wide range of research functions with flexible, modular lab and office spaces. The 388,000 SF East Campus Complex houses one of the fastest supercomputers in the world, along with Class A offices and specialized engineering and research labs. The Frontier Supercomputer includes 77 liquid-cooled HPE Cray EX cabinets and nearly 10,000 AMD-powered compute nodes, delivering peak performance.

These facilities were designed with adaptability, security, and sustainability at their core and achieved LEED Gold certification, saving over five million gallons of water annually through innovative systems and landscaping.

Materials and finishes were selected to reflect the high-tech nature of the campus while supporting long-term durability and performance, through a future-forward look and design.

Architecture and interior design services for 195,000SF of data center space and 13,000 SF of office area in Aurora, Illinois. The design features a sleek glass façade on the North and South elevations to enhance visibility from the tollway, a request made by the Mayor to elevate the building’s civic presence.

The office area includes a welcoming lobby, conference room, and break room, while the data center is designed for high-performance functionality and future tenant flexibility.

Precision Labs

Interior architecture and design, lab planning and furniture selection services for a 125,000 SF life sciences campus conversion to lab. One building of this adaptive reuse project, which remained operational during construction, included converting a 52,000 SF office to a multi-tenant life science office and laboratory and included six new BSL-2 wet lab suites. The other building, a 32,000 SF single-story office, was converted to white box space with utility upgrades to support life science use. The floor loads and structural clear heights are suitable to support some cGMP uses.

Specialized Bicycles

Architecture and interior design services for a 60,000 SF office and R&D facility. Collaborating with NASA aeronautical engineers, the Ware Malcomb and Specialized team developed a wind tunnel with a test chamber. It is optimized for real bicycle speeds and is also used as an educational facility, where retailers can observe the testing in progress. The office portion of the facility includes sales offices, conference areas, a showroom and visitor touring facilities. The retail showroom areas are used to showcase new products to dealers visiting from around the world.

Abbott Medical Optics

Interior architecture and design services for an 180,000 SF corporate headquarters for a leading medical optic manufacturing company. AMO wanted to create the perfect space to optimize manufacturing of their Lasik laser eye surgery equipment devices (WaveScan WaveFront System and IntraLase FS Laser) and related products. AMO’s 32,750 SF of manufacturing and R&D area focused on lean, just-in-time manufacturing with special racking and optimized bench organization for workers. This allowed AMO to accurately project product delivery deadlines and to decrease their footprint by at least threefold. Their manufacturing labs included state-of-the-art fluorine gas monitoring devises which limited production downtime. AMO’s “Center of Excellence” allows doctors to perform outpatient surgeries using AMO’s equipment in a mock doctor’s office environment. The new 41,730 SF of office space includes reception, training facilities, conference facilities, cafeteria and open and closed office areas. Ware Malcomb provided full service interior design, and developed new workplace strategies (development standards) including furniture, graphics and exterior enhancements for the campus facility. This project was a consolidation for AMO’s two new company acquisitions.

Interior architecture and design services for a phased tenant improvement for a 70,000 SF two-story manufacturing and office space within an existing industrial office building. The renovations to the new building required a change of use, traffic studies and significant upgrades to the building. The new design represents Carbon’s unique product and was designed for flexibility and change. Everything in the lab space is designed to be modular and flexible to accommodate potential future changes in the lab space as well as the power and data systems in the 100% open office desking system. The space includes a new lobby, open office, labs spaces, manufacturing, conference and collaboration area, new break area and dog run.
